The front door opens into a large hall with a beautiful original
wood staircase to middle and top floors.

On either side of front door are two sitting rooms, one spacious and
modern with large bay window, leading to a small balcony. The other
is smaller and snug in a more traditional style, it was originally
the library to the house and still has a collection of books and
games for adults and children. There are also maps and pamphlets on
walks for everyone. Both sitting rooms have open log fires, T.V
including sky+ box (free channels only), stereos, DVD and video
players.
To the rear of the hallway is large dining room/kitchen and a
utility room leading to a shower room with toilet. The kitchen has a
large range cooker, fridge and microwave and is well equipped with
more than adequate crockery, cutlery and glasses. There are plenty
of large pots, pans, serving dishes, baking trays, kitchen utensils
and electrical equipment. We are fully aware that Kirkbeck is often
used for celebratory meals and have tried to think of everything
that might be needed.
The cellar has been
converted into a games room with a full-size slate-bed pool table.
The utility room has a larger fridge, a chest freezer, two
dishwashers and a washer/dryer.
Dining area has a large table that can seat 14/16 adults comfortably
and 18/20 if party includes children. French doors lead to the rear
garden.
The first floor has a spacious light landing with four bedrooms:1
double en-suite, 2 doubles, one with wash hand basin and 1 twin also
with wash hand basin.
There is a bathroom with large bath (shower over) wash hand basin
and toilet. There is also a small separate toilet with wash hand basin
and a small drying cupboard.
The second floor again has spacious landing with four bedrooms: 1
double plus single en-suite, 1 family with 1 double and 2 single beds, 1 double
and a twin, there is also a good quality put you up which could be
used in most rooms. There is another bathroom on this floor again
with a large bath (shower over) washhand basin and toilet.There are
also fabulous views from this room.
The house back and front has a covered veranda. (ideal for smokers
as smoking is not permitted indoors) The garden is large, well
established with child safe fences and gates. There are two patio
areas with large trestle tables one with access to the dining/kitchen area through
french
doors. Parking is ample at front of the house (5 cars with full
access, space for 8 if necessary) and a loading and off loading area
at rear.
A garden shed houses children’s outdoor games, barbeque equipment
and garden furniture.
Immediately across the road is a play park and large area for team
games. During the summer holidays the school next door opens its
swimming pool and tennis courts to the public (please ask for
details). The lake which is a flat 10min walk from the house has a
cafe and boating centre and is perfect for paddling and swimming,
picnicking, rowing and sailing.
