Kirkbeck House 
                   is a large, superbly appointed house centrally located in the beautiful village
                   of Coniston, in the heart of the English Lake District.  With 8 bedrooms (2 en-suite), 
                   Kirkbeck House can provide luxury accommodation for up to 20 people.

Included
All bed linen, duvets, pillows, towels (1 hand, 1 bath per bed space). Wood for open fires (although we do have a recently installed, efficient heating/hot water system). Basic welcome pack when you arrive: tea, coffee, milk, biscuits, toilet rolls. There are loads of toys, games and some children's videos (and a children's play park, just over the road). There is one cot and 2 high chairs, and safety gates for both ground-floor staircases. Although Kirkbeck is a 'no-smoking' house there is a lovely, smoking verandah. Two well-behaved pets are welcome (an additional cleaning charge of £16 per pet will apply).

Ground floor
2 living rooms (1 with balcony) both with tv (1 dvd, 1 video), 1 with cd stereo, open fires in both. Kitchen-diner fully fitted, well-equiped modern kitchen (large dual fuel range cooker, fridge, microwave). Utitlity room (2 dishwashers, washing machine/tumble drier, fridge, freezer) leading to: Shower room (shower, wc, wash hand basin).  

First floor
1 double with en-suite. 2 doubles,one with wash hand basin. 1 twin with wash hand basin. 1 bathroom including wc, wash hand basin, bath with shower over. separate wc and wash hand basin.

Second floor
1 double. 1 twin. 1 family room - double and two singles (one of these may be used in any room). 1 triple room en-suite (double, single). 1 good quality 'put-you-up' bed on landing (can be used in any room). 1 bathroom with wc, wash hand basin, bath with shower over.  

Outside
Beautiful gardens, views, patio area with seating, barbeque, ample parking. Child-safe fences/gates.
